Cobb County is currently in the process of hiring a town planning consultant to assist in designing and creating a “Form Based Code” for the Mableton community. A form based code (FBC) is a means of regulating development to achieve a specific urban form. Form based codes create a predictable public realm by controlling physical form primarily, with a lesser focus on land use, through city or county regulations. Form based codes are a new response to the modern challenges of urban sprawl, deterioration of historic neighborhoods, and neglect of pedestrian safety in new development. Tradition has declined as a guide to development patterns, and the widespread adoption by cities of single-use zoning regulations has discouraged compact, walkable communities. Form based codes are a tool to address these deficiencies, and to provide local governments the regulatory means to achieve development objectives with greater certainty. *Form Based Code Fact Sheet

ARC invites you to participate in its online public meeting at your convenience to help develop policies for the future of the Atlanta region. Your opinions will help shape the region’s future through Plan 2040. PLAN 2040 is the metro Atlanta area’s plan to accommodate economic and population growth sustainably over the next 30 years. In developing PLAN 2040, ARC has an opportunity for assessment, evaluation and possibly redirection as they develop regional policies and actions that direct resources for transportation investments and provide assistance to local governments.
